Waterlogged pressure tank

Short cycling, sputtering faucets, and a tank that feels heavy are a pressure problem. Size treatment after the tank is honest.

A private well is a pump, a pressure tank, a switch, and then everything you argue about on the internet. If the tank is waterlogged, the pump short-cycles, fixtures spit, and every filter quote you collect is fiction: the flow is a sawtooth and the backwash never looks like the catalog.

This is not a water-quality guide. USGS Circular 1332 is about what is in the water. This page is about the balloon in the basement that is supposed to keep the pump from starting every time someone rinses a glass.

What the tank is doing

Most modern tanks are captive-air / bladder tanks. A rubber bladder holds water. The steel shell holds an air charge. As water comes in, the air compresses. When you open a tap, the air pushes water out until pressure drops to the cut-in setting (often 40 psi on a 40/60 switch). Then the pump runs to cut-out (60 psi).

A waterlogged tank has little or no air cushion: the bladder failed, the tank filled on both sides, or a plain-steel tank lost its air. The pump slams on and off. You hear it. You may see the pressure gauge twitch. The tank feels heavy even when the pump is off. Faucets sputter. In bad cases the pump overheats.

Older galvanized tanks without a bladder need an air volume control. Those fail in their own way. If you have one, a contractor may tell you to replace it with a bladder tank rather than nurse it.

Quick checks (power off when you drain)

  1. Listen. Pump starts every few seconds while a tap runs slowly → classic short cycle.
  2. Feel. A bladder tank should be hollow-sounding on the air side (usually the top) when you tap it. All-dull and heavy suggests water where air should be.
  3. Air-valve test. The Schrader valve (like a tire) on the tank: with the pump off and the tank drained to empty of water, you should measure a precharge about 2 psi below cut-in (38 psi on a 40/60 switch). If water comes out of the air valve, the bladder is done.
  4. Switch and gauge. A bad switch or a dead gauge can imitate a tank problem. If the pump never stops, look at the switch and the well yield before you blame the tank.

Fix or replace the tank, set the precharge, confirm the switch, then measure flow for a filter quote.

Sizing, very briefly

Drawdown volume — the water you get between cut-out and cut-in — should keep the pump off for a reasonable run. Undersized tanks are sold because they fit a closet. A 20-gallon label is not 20 gallons of usable water. If the pump is large and the tank is small, you will waterlog the next one too by cycling it to death.

A contractor should match tank drawdown to pump capacity and well yield. A well that makes 3 gpm cannot pretend to backwash a 12 gpm iron filter no matter how pretty the tank is.

Not every “no pressure” is the tank

EPA and CDC talk about well maintenance and annual checks. The mechanical checkup is as much “look at the tank and the cap” as it is “mail a bottle.”

Replacement notes

No manufacturer affiliate story here. Tanks are commodity plumbing. Buy a real bladder tank from a supplier that will take it back if the weld is wrong.

Bottom line

Sputtering and short cycling are a pressure-tank conversation. Waterlog means the air cushion is gone. Check the air valve, the precharge, and the switch. Do not size an iron filter on a lying tank. Call a licensed well or pump contractor if the well itself is the weak part.
